The structural detail (for the curious)
UCSB bought the entire Tropicana portfolio (Gardens + Del Norte + Villas) in 2015 for $156M with intent to integrate into university housing. In 2020–21, with management contracted to Greystar, UCSB split the inventory by school because semester-based SBCC and quarter-based UCSB calendars couldn't share buildings. Del Norte became SBCC-anchored; Gardens and Villas became UCSB-only. So Del Norte sits in a unique niche: UCSB-owned real estate, privately operated, exclusively serving SBCC students.
